## Three different service problems in one city

St. Augustine was founded in 1565 and is the oldest continuously occupied European-established settlement in the continental United States. That is not a marketing line here, it is a service constraint. Within about ten miles you have pre-war kitchens downtown, gated oceanfront estates on Anastasia Island, and brand-new coastal-modern rebuilds on the Matanzas River. Each fails differently.

## The historic retrofit problem

The downtown historic district and Lincolnville hold houses whose kitchens were laid out around 30-inch appliances and a fraction of the electrical load a modern kitchen assumes. When someone specifies a panel-ready 48-inch built-in for one of these rooms, four things usually go wrong, and all four are foreseeable.

The cabinet opening is undersized, sometimes by an inch nobody measured. The path from the street runs through a doorway too narrow to admit a 48-inch cabinet at all. The mechanism worth understanding: salt film on an aluminum condenser fin holds moisture and traps dust against the metal rather than letting normal airflow carry it away. The coil mats, airflow drops, head pressure rises and the compressor runs longer and hotter. Sub-Zero's six to twelve month cleaning interval is the ceiling here, not the average. Hinge hardware, door closers and stainless handles corrode on the same schedule.

This area also has some of the least expensive oceanfront housing in Northeast Florida, which produces a steady rate of tear-down and high-end renovation. That means brand-new built-in packages going into the most corrosive locations in the region, often with no adjustment to the maintenance plan.

## After a flood, the conversation is a different one

This is a coastal city on two waterways, and what happens after water gets into a kitchen is not the same conversation as an ordinary breakdown.

Once water has reached the compressor deck, a control board or a wiring harness, drying the appliance out is not a repair. Salt water is the worse case, because it leaves a conductive residue that goes on corroding long after everything looks and feels dry — a board that powers up fine in the first week can fail in the sixth. The realistic options are replacing the affected components or replacing the unit, and which of those makes sense depends on the platform, its age and what the surrounding cabinetry would cost to redo.

Anything that ran on gas is a separate matter again. A range, a cooktop or a gas oven that has been submerged should not go back into service until the gas train and its controls have been inspected, and that is a manufacturer and licensed-fitter question rather than a judgement call for anyone on site.
