## What is different about appliance service here

- 8.5 road miles from our base at 164 Johns Glen Dr, roughly 16 minutes up Race Track Road and SR 9B — one of the shortest runs on our board.
- Bartram Park is in DUVAL County, not St. Johns, despite sitting directly on the county line. Parts, permits and service records get filed wrong constantly because of it.
- Not one HOA but 14 separate associations operating in parallel, each with its own management company, fees and reserve status — gate and access arrangements differ street to street.
- A heavy Class-A apartment overlay sits alongside the single-family streets, so parking, elevator access and building management are part of scheduling on some calls.
- Most homes date from 2003 to 2015, which puts the original built-in refrigeration squarely into the age band where sealed-system and control-board failures start.

## A sixteen-minute run

Bartram Park is 8.5 road miles from our base at 164 Johns Glen Dr — about 16 minutes up Race Track Road and the SR 9B corridor. It is genuinely close, and that matters when you have a refrigerator drifting warm and a freezer full of food you would rather not throw out.

## It is Duval County. This trips people up constantly.

Bartram Park sits directly on the Duval/St. Johns line, on the Duval side, in ZIP 32258. Cross Julington Creek heading south and you are in St. Johns County and ZIP 32259. Companies quoting work here get the county wrong constantly, and it shows up in service records and in which water quality numbers get applied to the house.

The other structural oddity is the HOA arrangement. Bartram Park is not one homeowners association. It is 14 separate associations operating in parallel, each with its own management company, its own fee schedule and its own reserve position. Practically, that means gate access, visitor policy and where a service van is allowed to park differ from street to street. When you book, tell us which association you are in and whether we need to be on a gate list.

## The 2003 to 2015 build window is now the repair window

Bartram Park built out from the early 2000s through the mid-2010s, with most homes dating from 2003 to 2015. Whatever built-in refrigeration went in with the house is now between 10 and 23 years old.

That window lines up almost exactly with two Sub-Zero production runs. The Legacy Classic BI series — BI-36R, BI-36UFD, BI-42UFD, BI-48S and the rest — ran mostly from 2008 to 2022, and the 600 Series that preceded it ran from 1996 to 2009. So a kitchen finished in 2004 here very likely has a 600 Series unit in it, and one finished in 2012 very likely has a BI. Those two platforms are serviced completely differently: the Classic/BI condenser is at the top of the unit behind a flip-up grille, and access, cleaning and component replacement follow from that.

Age also determines what goes wrong. Ten to twenty years in, the failures we see most are condenser fan motors, evaporator fan motors, drain heaters, water valves, hardened gaskets and control boards. Beyond that, sealed-system work — compressor, evaporator, drier, tubing — which most general appliance companies will not touch. Our technicians hold EPA Section 608 certification and do that work in the home.

## At this age, the part matters as much as the diagnosis

On a ten to twenty-three year old cabinet a good share of the work is sourcing rather than diagnosis, and sourcing is where this trade cuts corners.

Two examples. Control and power boards are frequently split by a serial break: the manufacturer made a running change mid-production without renaming the model, so two apparently identical units take different boards. Fitting the wrong revision rarely produces an obvious failure. It produces an appliance that powers up and then behaves strangely, which is far more expensive to unpick than a board that is simply dead.

The second is rebuilt and aftermarket electronics. A rebuilt board is somebody else's repair of a board that had already failed, with no visibility into what caused the original failure. On a platform where that board governs compressor operation, it is a poor gamble on a cabinet worth several thousand dollars and a kitchen built around it.

So we work from the data plate, confirm the current supersession before ordering, and fit genuine OEM parts. Where a part is genuinely discontinued with no replacement, we say so plainly and early, because that changes the repair-or-replace conversation rather than quietly ending it at your expense halfway through a job.

## Storms, outages and control boards

The metro averages roughly 68 thunderstorm days a year, and multi-day post-storm outages are a leading cause of dead control boards and failed inverter compressors. After Helene in September 2024, JEA had 113,000 customers out and more than 257,000 were out across Northeast Florida.

If your unit comes back from an outage with a flashing service indicator or a logged error code, do not clear it before we get there. Sub-Zero's own guidance on EC40 is that service needs to see the code the system logged — it is what separates a door left ajar from a sealed-system fault.

## What a visit costs

The diagnostic fee is flat, credited toward the repair if you approve the work, with a written estimate first. We are an independent shop, we install genuine OEM parts, and we are open Monday to Friday 8am–6pm and Saturday 9am–4pm. Call +1 (904) 977-8701.

## Questions people ask

**Is Bartram Park in St. Johns County?**

No. Bartram Park is ZIP 32258 and it is in Duval County, even though it sits right on the county line and shares the Race Track Road corridor with St. Johns County communities. Cross Julington Creek southbound and you are in St. Johns County and ZIP 32259.

**How old are the appliances you usually see in Bartram Park?**

Most homes here were built between 2003 and 2015, so original built-in refrigeration is now 10 to 23 years old. That is exactly the window in which condenser fan motors, evaporator fans, drain heaters, water valves and control boards start failing, and where sealed-system work becomes a real question.

**Does the 12-year Sub-Zero sealed system warranty still help me if I use an independent shop?**

It can. Sub-Zero's limited twelve-year sealed system warranty covers the compressor, condenser, evaporator, drier and connecting tubing on a parts-only basis in years six through twelve, and its own warranty document says an owner using non-certified service contacts Sub-Zero directly to obtain the covered part. You pay labor and other costs. We are happy to tell you how old your unit is from the serial tag.

**Why does the serial number matter more than the model number?**

Because manufacturers make running changes in the middle of a production run without renaming the model. Control boards, valves, hinges and gasket profiles are commonly split by serial break, so two appliances showing the same model can take different parts. The serial is what resolves which one you own, and it is why we ask for a photograph of the data plate before the visit.

**How quickly can you get to Bartram Park?**

It is 8.5 miles and around 16 minutes from our base in Fruit Cove, so it is one of the closest areas we cover. We schedule within our hours of Monday to Friday 8am to 6pm and Saturday 9am to 4pm.
